People say "the Platinum Triangle" as though it were one place. It is three, and the differences are structural rather than a matter of taste.

Beverly Hills: the Flats and the hills

The Flats are the grid south of Sunset — level streets, regular lots, wide parkways, and a short walk to the Golden Triangle and Rodeo Drive. Because the lots are level and consistent, value tends to track lot size, street and the condition of the house.

North of Sunset the terrain rises and the logic changes. Streets narrow and wind, lots stop being rectangles, and what you are buying is as much position — outlook, privacy, how the light falls — as square footage. Two houses of identical size on the same street can be very different propositions.

Beverly Hills Post Office

BHPO carries a Beverly Hills mailing address but sits outside the city limits, in Los Angeles. That means Los Angeles municipal services and, importantly, a different school district from Beverly Hills Unified. Buyers regularly discover this late. If schools or city services matter to you, confirm the jurisdiction for a specific address before you get attached to it.

Bel-Air and Holmby Hills

Bel-Air is larger, more wooded and more dispersed, organised around gated entrances and canyon roads. Holmby Hills is smaller and flatter than Bel-Air, with some of the largest single parcels in the area. Both trade privacy and land for the walkability the Flats offer.

What this means for a search

• Decide early whether you want level and walkable, or elevated and private — it narrows the map faster than a price filter.
• Check the jurisdiction and school district for the specific address, not the mailing address.
• On hillside property, ask about access, grading, and any slope or geological reports.
